Based in the Midlands with a large network of contacts in and around Marbella we specialise in offering a totally bespoke property finding for Marbella Apartments and Villas for our clients.
EliteOPI - founded by Dianne Brabham - is the culmination of years of experience in the overseas property market starting with a spur of the moment decision 10 years ago when I went to live in Marbella joining the exploding property market selling apartments and Villas to Brits in Marbella and the Costa del Sol.
During my eye opening time there I worked for several of the large and well known companies on the coast, before discovering that having big offices, lots of advertising and the biggest stands at exhibition did not necessarily make the type of company I would wish my friends and family to deal with.
I therefore decided to set up on my own and have now worked for several years giving honest, ethical and unbiased advice to people looking for holiday homes and investment properties in Marbella. I am not constrained to sell developments with the biggest commissions but I actively source developers who are building projects that will offer solid investment potential in years to come. We only deal with properties that I would buy myself or sell to my family and friends.
Recently I have been concentrating on Bargain apartments and villas in and around Marbella. These properties are priced to sell quickly at discounts typically of 35% - 70% below market value - BMV. These are properties where the bank have repossessed them or the owners are keen to sell to avoid having their apartments or villas repossessed.
These properties offer individuals the opportunity to acquire a much better property than they would otherwise be able to affford. We cherry pick the the best apartments and villas for our clients that are not only bargains but good rental opportunities. We concentrate on Marbella apartments and villas as experience shows that this is the area most Brits head for when looking for weekends away and holidays.
Typically rental yields on property in Spain has been about 5% -7% depending on the property, how much you advertise it and indeed how much you use it yourself.
However as you are buying at a discount you maybe buying a 400,000 Euro property for 200,000 Euro. That means effectively you are renting out a 400,000 property making the expected 5% - 7% return anything from 10% to 14%. This makes bank interest rates look very sad indeed!!!
