Morocco, a country a little smaller than France, occupies the north-western corner of Africa. With a coastline on both the Atlantic and the Mediterranean, it commands the southern shores of the narrow Straits of Gibraltar.
The huge investment in the infrastructure of Morocco is providing a unique opportunity for the foreign property investor. Morocco is an exotic blend of old and new, blessed with sun-drenched beaches, ancient medinas and colourful souks. Our stunning developments promise excellent returns as well as an ideal base to explore this fascinating country.
WHY MOROCCO?
Morocco with all the benefits that has traditionally made Spain a success with investors and holidaymakers and much much more will be a winner.
Property in Morocco is surprisingly good value for a country that has an unspoilt Mediterranean coastline, soft sand beaches and turquoise waters. It's reminiscent of 1970's Costa del Sol before the high rises were built. But, in contrast, the king and government of Morocco have decreed that 3-storey buildings shall be the maximum and development is being stringently controlled.
CLIMATE
Great year round climate slightly better than Spain and very dependent on area. There are three main geographical areas. There is a narrow coastal belt with a typical Mediterranean climate; an interior region of high mountains and plateaux; and a southern fringe on the margin of the Sahara desert
Sea and air temperatures on the Atlantic coast are kept slightly lower than the extremes along the Mediterranean coast by the cool waters of the Canaries current. Winters on the Atlantic coast are very mild and snow is unknown.
Inland in the high Atlas mountains the weather and climate are much influenced by height. The Atlas Mountains here are at their grandest with the highest point rising to 4,163 m/13,655 ft. winter snowfall can be heavy and the highest areas are snow-covered well into the summer.
Inland at lower levels the summers are very hot, while in winter and spring winds blowing off the mountains can cause some very chilly days.
At medium altitudes the climate of Morocco is healthy and very pleasant around the year. Summers are hot but the humidity is quite low while the winters are generally mild and
Daily hours of sunshine on the Atlantic coast average nine to ten as compared with up to twelve inland in the desert.
In winter, sunshine hours range from five to six a day in the north to as many as eight south of Agadir.
LOW CRIME RATE
Morocco has a low crime rate - but don't ask for trouble with your purse at the top of an open bag! Walking around - women would be advised to wear a shirt rather than a strappy top. Generally though people are interested in you rather than intimidating, and wanting you to go to 'their' shop.
CULTURE
There is loads to see and do in this 'old'country. But many people will holiday here for the weather and golf and beaches.
LIVING IN MOROCCO
Of course, English is not yet as widely spoken as in many of the tourist areas of Spain but I would expect that to change as more and more English people visit and settle there. For the time being, though, a smattering of French will go a long way.
Morocco is a Muslim country and it is always recommended that one show respect for the laws, religion and traditions of the community there but you will also find that the country has benefited from a long association with the west, through France, and the two cultures blend rather than clash in Morocco. Indeed, I would suggest they blend rather better there than they do in the UK! In the main, you will find you can do most things permitted back at home provided you are sensitive to their beliefs.
BEACHES
What to say but WOW! Those of you familiar with the beaches of Spain will be pleasantly surprised by the long white stretches of dune backed sand - think the Algarve or Cornwall with sun!!
ACCESSIBILITY
Morocco now has an 'open skies' policy. Many low cost airlines are now competing to run routes to the various cities. By the time the developments are complete there will many options to travel to Morocco. The flight times are slightly more than Costa del Sol for the Mediterranean coast and about 4 hours for Marrakech. It is possible even now to find flights from £30 each way.
BUILDING QUALITY
Something that can seriously affect your investment. Here in Morocco we have sourced excellent developers who are building for the future. Large spacious apartments and villas with excellent sized sun terraces and good quality fittings and finishes, set within large garden complexes. All important things to consider for the long term.
In short, no serious research into overseas property should bypass Morocco - it has so much potential to offer.
