WHY INVEST IN PROPERTY?

have always been a good place to invest money. Returns over the last 50
years for anyone who invested money into property have been impressive,
and I believe that this will continue for many years to come! The ways in which investors' can achieve returns from property has widened over the last few years and in today's market investor's have many options!

WHY OVERSEAS
We specialise in investment properties overseas, mainly in the Marbella area of the Costa del Sol. There are a number of reasons for this mainly that I think and have seen that the market overseas - as long as you bear in mind the old adage 'Location, location, location' offers investors a greater opportunity for both capital growth and hassle free rentals.

The UK is a mature market and as a whole does not offer the level of capital growth for the level of investment that it is possible to achieve elsewhere.

If you are choosy about where to invest you will have a steady stream of holidaymakers and some long term rental clients for your property.

As most of our developments are in the established and well known holiday area of Marbella the hassle of finding clients for your apartment or villa is removed or greatly diminished.

GEARING
This is the term for maximising the money you have available. Rather than buying a property and having the smallest mortgage you can on one property you use your money as deposit on several properties and by raising a mortgage against the finished item gain more capital growth.

i.e. Investor has 90k

By using this as 30% down payment on 3 properties he is effect buying 270k worth of property. This means that you are achieving capital growth on 3 properties rather than one.

Your investment is working overtime in effect!!

EXIT STRATEGY
An investment can only be considered that if when the time comes to sell it is possible to do this. All the villas and apartments that we are involved with have very feasible exit strategies. Although with the rental returns being achieved you may not see the need to sell!

We carry out in depth research about of our business partners. The people I work with in Spain I know and have worked with extensively over the last 8 - 10 years.

PENSIONS
A lot of people say that property is their pension. But, take advice on this as you do need an income when you retire not just a huge house!!
