We specialise in investment properties overseas. There are a number of reasons for this mainly that I think and have seen that the market overseas - as long as you bear in mind the old adage 'Location, location, location' offers investors a greater opportunity for both capital growth and hassle free rentals.
The UK is a mature market and as a whole does not offer the level of capital growth for the level of investment that it is possible to achieve elsewhere.
If you are choosy about where to invest you will have a steady stream of holidaymakers and some long term rental clients for your property.
As most of our developments will have holiday operators in place the hassle of finding clients for your property is removed or greatly diminished.
Capital growth in good off plan projects overseas is consistently 15% - 20% pa and in cases up to 40%.
OFF PLAN
Buying 'off plan' enables you to obtain at property at a reduced price compared to similar completed projects as you are buying something that is not yet there - a plot in a muddy field rather than an apartment in beautiful gardens. But you are making capital growth on 100% of the price while only investing as little as 12% of your money!
GUARANTEED RENTAL
Most of our properties have genuine guaranteed rentals organised in conjunction with leading high street and internet travel and holiday organisers. This removes from you any hassle involved with renting out your property and usually enables you to use for a set number of weeks a year also.
GEARING
This is the term for maximising the money you have available. Rather than buying a property and having the smallest mortgage you can on one property you use your money as deposit on several properties and by raising a mortgage against the finished item gain more capital growth.
i.e. Investor has 90k
By using this as 30% down payment on 3 properties he is effect buying 270k worth of property. With the rental guarantees we have in place there is no worry about paying the mortgage when the time comes. This means that you are achieving capital growth on 3 properties rather than one.

EXIT STRATEGY
An investment can only be considered that if when the time comes to sell it is possible to do this. All the properties that we are involved with have very feasible exit strategies. Good quality builds good locations etc.
