We were recently introduced to an investment fund which although out of our normal remit we decided that it was too good an opportunity not to include with its own section on the website.
This fund offers sophisticated investors the opportunity to invest in a commercial project in a number of ways including using under performing pension plans. Funds can come from SIPPs and SSASs, individual monies and company funds. However with the current lack of confidence in the pension market at the moment this offers a real credible alternative.
This fund has been applied to different locations - there is already a hotel operating very sucessfully on this principal in Bulgaria.
It enables investment into a 5* resort hotel in the Cape Verde Islands, which is fast developing to become a significant holiday destination. In essence the fund returns the capital investment within one year of operation once built (approx 3 years) and then provides an income by way of dividend from the operating profit of the hotel. Some of you may know that Thompsons are well ahead of the game in bringing direct flights to Cape Verde Islands and they are potentially earmarked to run and manage the hotel complex once complete on a lease back agreement for 25 years.
Anyone familiar with the international property market will be aware of Cape Verde - a small group of islands south of the Canaries off the coast of Africa. Tourism is expanding greatly here and there is very little in the way of hotels and amenities currently. However, the islands have fabulous beaches and a climate similar to the Caribbean AND a 5 hour flight time from the UK!
This fund offers investors the opportunity to invest in the hotel project and receive an income for 25 years following the completion of the building.
The way this works although a very simple outline probably needs to be explained by someone familiar not only with the project but the reasons behind bringing it to market.
